* Bedroom Rates: Rates are based on total number of bedrooms required during your stay. Each bedroom is considered to be double occupancy. We only rent to one party (family) at a time. This rate structure allows us to keep our rates lower for smaller parties that do not require use of all the bedrooms. Bedrooms not ordered are locked so it is important that guests place orders accurately.
* Cancellations: If you need to cancel a confirmed reservation for any reason, no refund of previously paid reservation deposits/prepaid rents will be allowed, unless the reserved property can be rebooked for the same reservation period and price. If we are notified of a cancellation, we will make every effort to rebook and will refund your prepaid amounts, which will be based upon any alternative revenue received, less a 20% cancellation fee of the total rental rate. Any such refunds will only be made once we actually receive the replacement reservation deposits and/or prepaid rents for your reserved booking period. Security deposits are fully refundable. * Credit Card Payments: We accept the following credit cards (Visa, American Express and Master Card)
* Day Guests/Visitors: Per the terms of our permit and insurance carrier, only paying guests are allowed to be on the property. Renters that have booked a stay and would like to invite family or friends as a day visitor will require pre-authorization. A maximum of two day guest visitors will be allowed at a rate is $10.00 per visitor. The names of the two authorized day guests must be shown on the rental agreement guest list with a notation that they are day guest visitor.
* Cleaning: The cleaning and guest service fee is based on the number of bedrooms during your stay and is based on an allotment of time refer to guest service fee schedule.
* Pet Fee: The pet fee is $50.00/nt for pets under 50 lbs. We will consider larger size pets if the nails are clipped before arrival. Pets over 50 lbs the pet fee is $70.00/nt. Please refer to pet policy
* Rental Application Fee: $35.00 This is a one-time fee that is only charged to renters that have not stayed with us before. We require that new renters provide us with a copy for their Driver's License to insure that the person that is named on the rental agreement is accurate and meets our age requirement. The fee also covers our time to verify references or to confirm you are a vacation renter is good standing.
* Reservations Deposits: A 20% deposit is required at time of booking, the balance is due 60 days prior to arrival. Reservations greater than one year a 25% deposit is required at time of booking and the second
* Reservation Changes: No deletions to a confirmed reservation will be allowed. Renter can make additions to the reservation up until two weeks prior to arrival without charge. No charge for up to two reservation changes, a $20.00 reservation change fee will be applied on the third change or after the final confirmation details have been sent
* Reservation Holds: Sorry no courtesy reservation holds permitted. Please review Rental Polices carefully before processing a reservation on line.
* Sleeping Capacity: All guests staying on the premises must pay for sleeping accommodations. We do not allow guests to bring sleeping bags, air mattresses, sleep on the floor or on the tops of the sofa’s. We reserve the right to cancel reservations if sleeping accommodations are not adequate for the number of occupants listed on the reservation.
* Security Deposit $100.00: All rentals regardless of stay duration require a security deposit. This deposit is fully refundable within seven (7) days following the end of your rental period if paid by check, deposits paid by credit card will be held and released the day of departure if the premises are left undamaged and all inventory intact and all financial obligations met(guests will find a complete listing of inventory in the guest service booklet). Renter is responsible for any and all damages caused during their stay including damages caused by others in their party and/or their guests. A portion of this security deposit will be used for excess cleaning at $30.00 per hour and/or trash removal at $25.00 per hour plus the dump fee, if the property is left excessively dirty or littered. This home has an extensive amount of windows and doors, renters with toddlers are asked to remove all baby finger prints and smears from windows before departure as the cleaning fee does not cover the cost for extensive window cleaning at departure.
* Time Change Option: Early Check-In/Late Check-out Option $50.00/hr (option is not available during High Season or on back-to back bookings)

Tahoe Keys Amenity Rates
The vacation rental does not include the fee for use of the Tahoe Keys Amenities. The fees for use are paid directly to the Tahoe Keys Homeowners Association. To obtain a temporary pass for the Tahoe Keys indoor swimming pool guests will need to present the rental agreement to the pool attendant and purchase a temporary pass. The cost is $7 per day per person. Children five (5) and under are admitted free with an adult pass holder. A seven (7) day pass may be purchased for $20. A temporary tennis pass may be purchased for $15 dollars per person per day. A seven (7) day pass may be purchased for $60. A temporary boat sticker may be purchased for $7 be sure to bring proof of insurance and current registration.
